Overview

 

The Site 

 

Drawing on over 50 years of combined industry expertise and over six million square feet of commercial real estate projects managed, Facili•Cor may offer valuable insight as you consider prospective facility locations.

The Team

Working with you, the client, we will interview potential team members, directed by you, helping you to select the participants best suited to your project needs. We can also bring in additional team members who may be required to meet your needs.

The Schedule 

Once the benchmarks for an overall schedule have been established, we work with the Architect, Designer and General Contractor to develop a comprehensive schedule.

The Budget 

Working as your representative, we will review the budgets with you.  

As appropriate, Facili•Cor can assist in negotiating contractual discounts with vendors and actively participate in value engineering to maintain your overall budget requirements.

All vendor invoices submitted to Facili•Cor for review and approval will be reviewed and sent to you for final approval and payment.

Design 

 

Architecture

 

Facili•Cor coordinates each activity throughout the design process. We can serve as your representative through the programming process for review and acceptance or augment your existing staff.

Furniture 

Facili•Cor meets with you, the client, the design firm and furniture dealer to establish the criteria for systems and free-standing furniture.  We have to ability to create an inventory of existing furniture scheduled for re-use and provide this document to the design firm.  The effort is to ensure all client furniture requirements are met and that orders are placed in accordance with the project schedule and re-using any appropriate furnishings.

Telecommunications 

Fast and efficient communication is essential in every business.  Without state-of-the-art voice and data systems it becomes difficult, if not impossible, to compete in the marketplace.  Facili•Cor works with your IT professionals, to ensure your needs are met for today, and well prepared for tomorrow.  We have the expertise to ensure you are well informed to make the best telecommunications decisions for your business.

Build 

 

Plan

 

Working closely with the selected general and sub-contractors, Facili•Cor will monitor all construction-related budgets and schedules.  Any change orders are submitted to Facili•Cor for review prior to submission to the client for approval and coordinating with all appropriate parties, including the building manager.

Meet 

Conducted by your lead Facili•Cor consultant, weekly construction meetings are held on site, providing a regular forum for the efficient resolution of design and construction issues.  The core team of client, Facili•Cor, architect, general and MEP contractors, and building management are present for each meeting.  Other team members will be advised of the meetings that will require their attendance.  Each weekly construction meeting includes a job walk, where all participants can observe and comment on construction progress.

This also includes regular site visits to address any situations and issues which may impact the project process.

 Punch List

Upon completion of the build-out, Facili•Cor schedules and conducts a walk-thru of the job site with the core project team, identifying any construction issues that require correction.  Once this walk-thru is complete, Facili•Cor creates the Punch List document and assures that any items on the list are addressed in a timely manner, o,r we will work with your Architect / Designer to create this same document.

Installation Planning

 

Furniture,Equipment and Artwork

 

Facili•Cor coordinates the furniture dealer(s) and installers, general contractor, telecommunications installers, miscellaneous service providers/vendors and building management, ensuring access and the space is ready for an efficient delivery/installation process.

We also accept on-site delivery/installation of any new office equipment, artwork, phone system, copiers, fax machines, vending machines, coffee makers, etc. 

We can manage the installation and punchlist of all items or only those you choose.

Move Coordination

 

Plan 

 

Working with the client's department heads, Facili•Cor confirms that all personnel are assigned a workspace at the new facility, creating the Move Plan.  We will identify common storage requirements for each department to ensure adequate storage is available; then planning a strategy ensuring the accurate relocation of those items.

Using the Move Plan, Facili•Cor conducts a walk-thru with several moving companies identifying the items to be relocated to reflect the most accurate move budget possible.

The Move 

Facili•Cor maintains an on-site presence throughout the physical relocation to answer any questions that arise.  We remain at the origin and destination locations until all furniture, equipment and contents have been loaded onto the trucks and offloaded.  A final walkthrough is conducted to ensure both locations are complete and a welcome packet for all staff members.

Post-move 

Facili•Cor is present, on site, after the relocation to assist in the settling-in process.  We work with all departments and vendors to coordinate resolution of any issues, help individuals locate misplaced items, and create a punch list for the moving company and general contractor.

We will also aid in the removal of furniture, fixtures and equipment left at your previous building and review the building with the Property Manager to ensure all aspects of your lease agreement have been met in vacating the facility.
